GETTING STARTED – As your Realtor, we’ll meet you and discuss the process of buying a home. If you have any questions or concerns anywhere along the way, we’re here to answer them. We’ll teach you how the MLS search engine works and how to use it to your advantage. We also set up a custom web “Portal” where you can see all of the listings, mark your favorites, and share them with us. After identifying some good properties, just call or email your Badgerland agent to set the appointments.
Your Badgerland Agent will then coordinate with all the other real estate offices to set up the most convenient showing schedule for you. From 1 house to 20 houses – the day is yours!
LOOKING AT HOMES – When you join the Badgerland Realtors 20% Buyer Rewards Program you become our client. We work for you! Enjoy each home you see and spend time looking at floor plans, location, and improvements. Your Badgerland Agent, while not a Licensed Home Inspector, will be looking for other things like water stains, foundation cracks, and broken window seals. Experience has taught us to look closely, and we do.
FINDING A GOOD ONE – Once you’ve found your dream home, just ask and your Badgerland Agent will do further market research – How long has it been on the market? Why are they selling? What did it sell for last time? What updates or renovations were made? We’re permits pulled? With this information, you’re ready to write an offer.
PAPERWORK -Badgerland Agents are high tech. We generally prefer to type the offers via ZipForms at our office. We can then fax/email them to you for signatures. Many of our clients though will come to our office with us and sign the forms on site. Fear not, if time is of the essence, our agents carry the forms with them!
Badgerland Agents are experienced and aggressive. We’ll address contingencies with you such as Home Inspection, Financing, Appraisal, Well and Septic,and Sale of Home – just to name a few. Once the Offer has been prepared to your satisfaction, we’ll strategize with you as to how best to present it to the Listing Agent/Seller. Counter Offers and Negotiations come next. Because of the experience our agents have, we’ll do our best to keep you in the driver’s seat.
ACCEPTED OFFER – This is the fun part. We’ll outline for you all the dates and deadlines in the Accepted Offer. Your Home Inspection is typically the next step; then Financing; then Closing. Your Badgerland Agent will be with you every step of the way. And don’t forget – you’ve got a Buyer Rewards check coming!
POST CLOSING – Our job is not done at closing. It never really is. We are always available to answer questions and help solve problems. And when the day comes and it’s time to sell your home, we’ll be there for you again!
